Development Code Amendments

Project Overview

Development Code AmendmentsIn June 2006, the Dallas City Council adopted the fowardDallas! Comprehensive Plan, a progressive plan to guide public and private actions related to land development through the year 2030. forwardDallas! provides the foundation and launching pad for this project.

Over the last decade, Dallas has invested significantly in an expanding regional light rail transit system. The DART light rail system currently includes 27 stations within Dallas and is anticipated to have 43 stations in operation within Dallas by 2010. Dallas has also committed major investments in recreational amenities and other improvements in the Trinity River Corridor. The City wants to attract the private sector to respond to these major public investments through a variety of measures, including zoning provisions that encourage desirable types of development.

forwardDallas! places strong emphasis on building walkable, mixed use neighborhoods. New zoning tools must be developed and adopted to realize the goals of forwardDallas! The proposed Dallas Development Code amendments were included in the forwardDallas! Implementation Plan as a priority activity to be completed within a two year period. These zoning tools are anticipated to be used to implement more specific plans for the Trinity River Corridor, development around transit stations, and other emerging transit accessible areas.
