Forward Dallas Encourages New Development Patterns!

Forward Dallas is the dream project of every Dallasite. It is a ground-breaking plan that aims to take our city to a whole new level of development and urbanization. The Vision of Forward Dallas plan presents a road map for a comprehensive development of the city of Dallas. The vision has been created with the help of the people of Dallas and accommodates the most modern structures of development.

One of the most important initiatives that have been taken in the plan to achieve Building Blocksits vision is the adoption of Building Blocks. These Building Blocks are the latest types of development patterns and incorporate both existing and upcoming development in a very unique way.

These Building Blocks design the housing and employment opportunities in such a way that they will minimize the use of cars and maximize the use of public transit. These blocks will help decrease the overall amount of land development so that open, green spaces can be promoted.

Types of Building Blocks

Read through to know the locations of these Building Blocks and how they will arrange the neighborhoods, employment areas and community centers.

Downtown

Downtown is the central part of a city. This place is a hub for high-intensity commercial activities and concentrated regional jobs. It is supported by high-intensity housing and provides numerous transportation options.

The Forward Dallas plan envisages making Downtown Dallas a place that is a transit center. With the help of major public investment, this area will become a signature address in the North Central Texas region. The Downtown of our city will become a transportation hub that will incorporate light rail, commuter rail, bus and local systems. It will provide a healthy balance of housing, shopping and jobs and will be based upon pedestrian-oriented development.

Urban Mixed Use

The City Place/West Village area, Uptown, Cedars, Stemmons Design District and Deep Ellum are the examples of these areas.  They incorporate lower density housing and employment options. Here the residents get a vibrant mix of living, shopping, working and playing opportunities.

Forward Dallas plan focuses on providing these Building blocks with good access to public transit system so that they can be linked to the rest of the city. Pedestrian mobility, wide sidewalks, on-street parking, interesting store-fronts with benches and public art will be encouraged. The auto-oriented land uses and larger parking areas will be located at the edges.

Campus

University of North TexasThese are the located outside the Downtown around large institutional, educational and business facilities. The University of North Texas campus, the Southwestern Medical District, the Veteran Administration Hospital, the Baylor University Medical Center and Pinnacle Park are some of the examples of these areas. Generally, these campuses act as smaller communities, where single-family and multifamily housing, offices, services and shops exist to support employees, students and visitors.

According to the forward Dallas plan, these areas will be provided with suitable transit options so that they can be linked to greater Dallas areas.

Transit Centers or Multi-Modal Corridors

These areas are typically situated around commuter rail stationsor DART light-rail, for example – the Mockingbird Station area, the Westmoreland Station area, the Cityplace Station area and Ferguson Road and Lancaster Corridor. These areas have single-family homes, townhomes, multistory residential and a wide range of other building arrangements and land use.

The plan focuses on making these areas a compact mix of retail, employment, housing and cultural facilities that incorporate auto-oriented commercial strip development, streetcar and bus rapid transit. The plan focuses on locating public plazas and civic uses along with transit orientation in these Building Blocks. These station areas will be designed in such a way that they fit within the community where they are located.

Urban Neighborhoods

The Vickery Meadow area, the Grand Avenue area in South Dallas, Oak Lawn and the area near Jefferson Boulevard are perfect examples of Urban Neighborhoods. The reason why these residential areas are distinguished from other neighborhoods lies in the wide variety of accommodation options and easy access to public transit that they provide.

The Forward Dallas plan will develop offices and shops at the key intersections that will provide easy access to the job opportunities and other necessary services. The currently existed duplexes and single-family homes will be maintained and more mixed-use buildings will be developed. The streets will be developed to be pedestrian friendly and will connect schools, shopping and other community services. Focus will be given on developing and maintain pathways, pedestrian-oriented landscaping, parks, transit shops and roads. Traffic calming measures will also be taken.

Main Streets

Jefferson Boulevard, Lovers Lane and Knox-Henderson are good American Main Streetexamples of these Building Blocks. These are the dynamic areas and have four-story buildings that are placed right up to the sidewalk. The parking is available on street itself. These Building Blocks reflect the traditional ‘American Main Street’ that is a place for living, working and shopping.

The Forward Dallas plan focuses on providing these streets with safe and pleasant walking environments. They will have trees, sidewalk cafes, courtyards, outdoor dining areas and focus will be given on upgrading the walkways and streets for creating high-quality and safe pedestrian environment.

Business Centers or Corridors

These areas provide major shopping and employment options outside the Downtown. Some examples of these building blocks are –the NorthPark Center area, Galleria area, Southwest Center Mall area and Stemmons Corridor. These areas are majorly relying on car access and incorporate high rise office towers, residential condos and apartments.

These areas will be designed in such a way that they provide easy access to public transit and accommodate automobile. Urban design features such as bold lighting, esplanades, gateway landscaping and tree-lined boulevards will be provided to identify and distinguish these areas. Public transit will be a key feature of these Building Blocks.

Industrial Areas

Southport, the Agile Port, the Stemmons industrial area and parts of West Dallas along I-30 are some of the examples of these Building Blocks. These areas incorporate low density and medium density industrial buildings and industrial yards. They have large parking lots for trucks and cars.

To develop these industrial areas, quality road access will be provided. They will also be linked to rails for freight purposes. It will be designed in such a way that it can provide good opportunities for jobs.

Residential Neighborhoods

The conventional neighborhood of single-family separate homes is the life-blood of Dallas. Preston Hollow, Winnetka Heights, Wheatley Place and Lakewood are some of the examples of these places. Cars are the main transit options for these areas.

Bike trails in DallasThe new neighborhoods will be developed in such a way that they will provide better and convenient pedestrian access to community services. Narrower streets, shorter block lengths, greenbelts with hike and bike trails and sidewalks will be developed to provide better access to transit services. Providing amenities, like- better roads, parks and trails and protecting life quality will be in the focus of public investment.

Commercial Centers or Corridors

These areas provide ample job opportunities like Business Centers but they are relatively smaller and less dense. They are mainly located at the intersections of the major streets. Buckner Boulevard is a good example of this type of Building Block. These areas have one to five stories buildings, restaurants, offices, many retail and commercial buildings and residential apartment buildings and condominiums.

Forward Dallas plan focuses on enhancing the visitor’s experience by providing these areas with urban design and landscaping. Large shopping malls, public plazas and other town center features will also be developed in these areas. Auto-oriented development, enhanced visibility, public transit and quality access will be some of the key features of these Building Blocks.
